Growth Management Meeting Types

Board of Adjustment and Appeals Meetings

These meetings are usually held on the second Thursday of every month in the Growth Management Conference Room, located at Frenchtown Renaissance Center, 435 North Macomb Street. The purpose of these meetings is for the Board of Adjustment and Appeals to review zoning, building, and sign variance applications. These meetings are public hearings and public testimony is accepted.

Construction Industry Review Committee (CIRC)

These meetings are normally held every third Tuesday of the month at 2:00 PM in the Growth Management Conference Room, located at Frenchtown Renaissance Center, 435 North Macomb Street. The purpose of the meetings is for review of applications from persons requesting a competency certificate in the field of plumbing, electrical, and natural gas and to perform any disciplinary activities of these certificate holders. These meetings are open to the public, but are not formal public hearings, and public comment is not received.

Development Review Committee Meetings

Development Review Committee Meetings (DRC)
These meetings are normally held twice a month, usually every other Monday in the Growth Management Conference Room, First Floor, Renaissance Building, 435 North Macomb Street. The purpose of the meetings is for the Development Review Committee to review Type B site plan and Preliminary Plat subdivision applications for compliance with the applicable City ordinances. The Development Review Committee also reviews and makes recommendations on Type C site plan applications and Planned Unit Development applications. These meetings are open to the public, but are not formal public hearings, and public comment is not received. This agenda covers Type B and C Reviews.

Type C Review: Type C review is required for new private or public schools. The Planning Commission is the approval entity for Type C site plans. A Pre-Application Conference is required for all Type C site plans. The Development Review Committee (DRC) also reviews Type C site plans and forwards a recommendation to the Planning Commission for consideration.

Type D Review: Type D review is required for the creation of Historic Preservation or Canopy Road Special Regulatory Overlays, Developments of Regional Impact and Florida Quality Developments. The City Commission is the approval entity for Type D projects. The Planning Commission reviews the Type D project and forwards a recommendation to the City Commission for consideration.

Pre-Application Conference Meetings (Pre-Application)
These meetings are normally held twice a month, usually every other Monday in the Growth Management Conference Room, First Floor, Renaissance Building, 435 North Macomb Street. The purpose of the meeting is for City staff to review conceptual site plan and subdivision applications for compliance with the applicable City ordinances and provide feedback to the applicants prior to the formal submittal of the applications. These meetings are open to the public, but not formal public hearings, and public comment is not received.

Type A and Pre-Submittal Meetings

Type A and Pre-Submittal Meetings (Type A)
These meetings are normally held every Thursday in the Growth Management Conference Room, First Floor, Renaissance Building, 435 North Macomb Street. The purpose of the meetings are for City staff to review proposed Type A site plan and Limited Partition subdivision applications for compliance with the applicable City ordinances. These meetings are open to the public, but are not formal public hearings, and public comment is not received.

Type A Review: Type A review is required for projects that meet the Type A thresholds outlined in the City's Zoning Code. The Zoning Code outlines specific thresholds for the level of site plan review, based on the zoning district in which the project site is located. The Director of the Growth Management Department is the approval entity for Type A site plans. A Type A review meeting is held with staff members representing various City departments for each Type A site plan.

This chart is intended to illustrate the site plan review thresholds set forth in Chapter 27 of the City of Tallahassee Code of Laws (Zoning, Site Plan, and Subdivision Regulations). In the event of a conflict between this chart and Chapter 27, Chapter 27 shall control.

If subdivision of land is proposed, a subdivision review application must be submitted to and approved by the City of Tallahassee. Consult Article XX of the Zoning, Site Plan, and Subdivision Regulations to determine procedure for review and approval of subdivision applications.

Environmental Appeal Board Meetings & Variance Board Meetings

These meetings are not on a regular cycle and are held on an as needed basis. The purpose of these meetings is for the Environmental Appeal Board to review environmental appeal applications as provided by the City's Environmental Management Ordinance. These meetings are open to the public, but are not formal public hearings, and public comment is not received.

Environmental Variance Board Meetings (Environmental Variance)
These meetings are usually held every month, usually on a Tuesday, in the Growth Management Conference Room, First Floor, Renaissance Building, 435 North Macomb Street. The purpose of these meetings is to review environmental variance applications. These meetings are open to the public, but are not formal public hearings, and public comment is not received.
